San Francisco might have simply had its costliest house sale of 2023

After a long winter on the luxury market, weathering both a price cut and an under-asking closing price, 3450 Washington St. has finally sold.

The historic 1930s Presidio Heights mansion closed for $34.5 million, which represents San Francisco’s most expensive residential home sale of 2023.

When it first went to market in October 2022, this Albert Farr-designed 9,865-square-foot mansion asked $45 million, creating buzz as the highest-priced home on the San Francisco market. Two months later, after a $5.5 million price cut, it was still the highest-priced home on offer in 2022

Then asking $39.5 million, the French Normandy-inspired mansion waited for buyers. The home features six bedrooms, seven full bathrooms and three half-baths. It also has two fully renovated chef’s kitchens, a wine cellar, cigar room and wood-paneled library — not to mention an almost 10,000-square-foot lot in one of the city’s most coveted locations. 

In 2023, those buyers were found. The final sale price, however, was $4 million short of the most recent list price. “We are delighted together with our sellers to have closed on 3450 Washington,” real estate agent Antoine Crumeyrolle of Compass wrote in a statement to SFGATE. “The $34.5 million achieved by this sale represents a record for residential sales in 2023, and underscores San Francisco’s continuing appeal as a global city.”

This record sale could be broken at any time though: 2023’s most expensive residential listing, 2830 Pacific Ave., is still for sale for $35 million.
